Two economies sit on top of each other here. Along the interstate there is retail and distribution built around traffic volume, anchored by big-box destinations that pull shoppers from a wide radius. Off it there is a historic Main Street and a residential base that has grown hard, supporting restaurants, clinics, home services and trades for a largely commuting population.

Those two need opposite things. A destination retailer is competing for people already driving past and deciding where to stop, which is a hours-photos-and-directions problem. A home services business is competing with south Austin firms who will happily drive down, and wins by being unmistakably local and easy to reach after work.
